Following up from my previous post with Witless Bay/Bay Bulls in the community spotlight, I'd like to have a separate space to explain the current market in the area right now.
It's no secret we have had a slow down in our market in recent years, and these southern shore towns sure felt it as well with the slow down of jobs within the oil industry. Prices topped out just a few years ago and it was a slow transition to get list price back down to where it needed to be to attract buyers.
It certainly is a buyers market and there are some great homes listed right now for great prices.
Like this one - 69 Sheldon Drive, Bay Bulls. It is fully developed, on a half acre lot for just $329,900.
Or this one, with amazing potential to flip and double its value:
29 Fishermans rd, Witless bay. Listed for just $164,900 and on a huge matured lot on a quiet street. This home has great bones, just needs some TLC. I have a great vision for this one and it would be a great option to purchase and have your Reno budget added to your mortgage, there are great options out there for this - just have a chat with your mortgage broker and see what would work best for you.
Or 87 Dunn's Lane, Witless Bay - Absolutely neat as a pin, with pride of ownership ever so evident. No details are overlooked here with the meticulously kept property grounds that seems to keep going and going, and of course the well kept interior with tons of upgrades in recent years. What a bang for your buck listed at just $299,900.
Market Activity:
There are currently 35 Active listings between Bay Bulls - Mobile. Ranging from prices of $139,900 - $899,900 with an average price of $328,069.
There are 3 conditional sales waiting too close.
& there have been 12 sold homes since end of February of 2019. Sale prices range from $75,000-$398,000. Just this past week there have been 3 closings, sale prices were $282,500, $370,000, & $385,000. A great sign to see some movement in our market.
I kept these sales from Bay Bulls - Mobile, but let me know if you would like it extended further up the shore!
